Construction Management

The South African property market has experienced a rapid growth of construction management over the last few years. This is due to the following benefits offered to the client:

  • The breaking down of the project into works packages assists efforts in terms of affirmative procurement, in that there is direct control over the procurement process and smaller Affirmable Business Enterprises can be sourced.

  • The breaking down of the project into manageable work packages allows for direct control over contractors that were traditionally appointed by the main contractor

  • Savings have been experienced due to the relative cost of the construction management service as compared to the profit and attendance and additional supervision traditionally allowed for by the main contractor.

Project Management

A conventional project management service is offered in the management of construction related projects. This service covers all aspects of project management from the concept through to completion of the project.

 

Design and supply projects (Turnkey projects)

The design and supply (also called turnkey) project solution minimises the project risk for the client organisation. A total project cost is agreed based on agreed project specification. Cost and time overruns are passed on to the developers.

Promanser has formed strategic alliances with a number of different contractors and professionals and we are able to form a consortium that can offer design and supply solutions of substantial proportions. Together we have excellent track records and have a high component of PDI ownership.

 

Empowerment management

On most projects affirmative procurement is required. This service includes both the procurement of targeted contractors, as well as the monitoring and control of the project to ensure that the empowerment objectives are met, without the client being exposed to potential labour unrests and strikes.

 

Management

Willem and Neil van Niekerk manage the company.  Neil van Niekerk joined the company on a full time basis in September 2001. He has always been involved since the company was established in March 2000, fulfilling a contracts management, estimating and quantity surveying positions, on a part time scale. He was previously employed by larger construction companies since 1989, i.e. Grinaker Building, DFH Construction and Trencon Construction with the same duties, from where he resigned in 2001, to assist in the operations of the company.
